De Wolf Inspection Services is a professional property inspection company currently operating in the San Mateo County, Northern Santa Clara and San Francisco County areas. The company provides high quality residential, commercial, and multifamily property inspections. After each property inspection, de Wolf Inspection Services provides its clients with a narrative report and the convenience of having it sent to e-mail upon request in a PDA format the next day.
Jay de Wolf is the owner and founder of de Wolf Inspection Services. He brings 12 years experience with over 3,500 property inspections performed and has been teaching at Inspection Training Associates (ITA) since 2002. Jay is a California licensed contractor and a proud member of the American Society of Home Inspectors (ASHI). In 2002, Jay presented at the National ASHI convention as an honored guest. All ASHI members are committed to continuing education, technical proficiency, excellent report writing, and superior customer service. Jay conducts all his inspections according to the ASHI Standards of Practice and Code of Ethics.

Building "Oddities": We have been asked by our clients to help them with "problems." This comes about when someone does not know where to turn to or who to ask. Sometimes a client will feel they are getting the "runaround" from a contractor. We can apply our experience to help you solve the odd noise, a sagging floor, that leak , or even the odor that has you stumped.
Building Owner Inspections: If you are a building owner or an agent with a triple net lease on a property and would like to know if it is being maintained to your satisfaction, we can provide an inspection and report.
Homeowner Association Inspections: Homeowners' associations are challenged with managing the short and long term maintenance of their facilities. We can assist with that process. Whether it is determining the life of a roof, or the sequence of replacement, or the type of materials to replace the roof, we can help. The daily operating cost can add up for multifamily or mixed occupancy buildings. We can assist the building managers with evaluating the existing expenses including the utilities or existing operations and equipment.
New Construction Inspections: As a buyer of new construction, you may not be satisfied with the quality of the products or the performance of the contractor. We will provide a third party review of the construction. At a minimum a new construction inspection may only include one visit to the site, usually after framing, and rough plumbing, mechanical and electrical. A narrative report with photographs would be provided. We also provide a supplemental inspection or a staged inspection. This is not a substitute for the municipal inspections required and it is not a code compliance or compliance with the plans inspection It is an inspection of the construction in stages (usually five visits), with a report of finding for each inspection.
The stages are:
- Under ground and foundation, prior to concrete pour
- Rough framing, electrical, plumbing and mechanical
- Insulation
- Building wrap prior to siding
- Final inspection including roof, and a function test of identified systems.
We also provide inspection for the buyer of new construction, an inspection of the system prior to acceptance of the property. This is for the buyer who may not have been available prior to the completion of the structure.
One Year Inspections: In California, buyer of new homes have the first year to identify defects that could be corrected by the builder. We can provide a third party review with a report for you builder. Please contact us prior to the completion of the first year for that inspection.
